Maui Land Report For June, 2019:

This is the June, 2019 market report for land sold on Maui Hawaii year to date through May, 2019.

In May 18 parcels of land sold on Maui with a median price of $466,875. At the end of May there were 314 parcels of land for sale on Maui. Haiku, Pukalani, and Wailuku had the highest number of sold vacant land with 3 each in May while Lahaina had the highest median sale price for sold vacant land with a median sale price of $1,899,000 in May. 

Through May, 74 parcels of land have sold on Maui with a median price of $495,000 and an average price of $988,523. The median sale price has increase the first five months of 2019 compared to the first five months of 2018 while total sales have decreased. Haiku had the highest number of sold vacant land through May 2019 with 14 total sales while Kapalua had the highest median sale price for sold vacant land with a median sale price of $1,774,500 through May 2019.

This is the June, 2019 condominium market report for condos sold on Maui Hawaii year to date through May, 2019.

In May 142 condominiums sold on Maui with a median price of $518,500 and an average price of $706,941. At the end of May there were 487 condominiums for sale on Maui which is approximately 3.9 months of inventory. Kihei had the highest number of sold condos with 54 in May while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,065,000 in May. 

Through May, 685 total condos have sold on Maui with a median price of $517,000 and an average price of $690,671. This includes both fee simple and leasehold condos. The median sale price has increased 6.7% the first five months of 2019 compared to the first five months of 2018. Kihei had the highest number of sold condos through May 2019 with 277 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,265,000 through May 2019. 

Through May, 662 total fee simple condos have sold on Maui with a median price of $525,000 and an average price of $704,686. The median sale price for fee simple condos has increased 5% the first five months of 2019 compared to the first five months of 2018. Kihei had the highest number of sold fee simple condos through May 2019 with 276 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,265,000 through May 2019.

Through May, 23 total leasehold condos have sold on Maui with a median price of $175,000 and an average price of $287,287. The median sale price for leasehold condos has increased the first five months of 2019 compared to the first five months of 2018. Napili/Kahana/Honokowai had the highest number of sold leasehold condos through May 2019 with 13 total sales while Kaanapali had the highest median sale price for sold leasehold condos with a median sale price of $670,000 through May 2019.

Maui Single Family Home Report For June, 2019:

This is the June, 2019 single family home market report for homes sold on Maui Hawaii year to date through May, 2019.

In May 133 single family homes sold on Maui with a median price of $705,000 and an average price of $915,304. At the end of May there were 445 single family homes for sale on Maui which is approximately 4.8 months of inventory. Wailuku had the highest number of sold homes with 27 in May while Wailea/Makena had the highest median sale price for sold homes with a median sale price of $6,575,000 in May. 

Through May 449 single family homes have sold on Maui with a median price of $740,000 and an average price of $988,538. The median sale price has increased 7.6% the first five months of 2019 compared to the first five months of 2018. Wailuku had the highest number of sold homes through May 2019 with 93 total sales while Kapalua had the highest median sale price for sold homes with a median sale price of $2,450,000 through May 2019.

Here is the island wide Maui sales stats for homes and condos for June, 2019. Home prices on Maui hit a new high in April and went back down to normal levels in May. The median home price jumped from $712,718 in March to $819,500 in April. In May the median home price on Maui went down to $705,000. The median home price in April was affected by fewer sales overall and more $1M+ homes selling than usual. 

Single Family Homes:

In May 133 single family homes sold with a median price of $705,000 and an average price of $915,304. At the end of May there were 445 single family homes for sale on Maui which is approximately 4.8 months of inventory.

Through May 449 single family homes have sold with a median price of $740,000 and an average price of $988,538. The median sale price has increased 7.6% the first five months of 2019 compared to the first five months of 2018.  

Condominiums:

In May 142 condominiums sold with a median price of $518,500 and an average price of $706,941. At the end of May there were 487 condominiums for sale on Maui which is approximately 3.9 months of inventory.

Through May 685 condominiums have sold with a median price of $517,000 and an average price of $680,671. The median sale price has increased 6.7% the first five months of 2019 compared to the first five months of 2018.  

The Ke'anae Congregational Church is located on the Ke'anae Peninsula of East Maui. After being built the church was also given the name Lanakila Ihiihi O Iehova Ona Kaua Church. The Ke'anae Peninsula is a large lava rock peninsula just after mile marker 16 of Hawaii Route HI-360 which is also known as the Road To Hana. Construction on The Ke'anae Church began in the late 1850s and was was completed in the early 1860s. The Church is constructed of lava rock and coral. It's in a beautiful and magical location where the mountains meet the Pacific Ocean. It is surrounded by coconut palms, the dramatic Pacific Ocean, lush jungle, and close to taro fields. It has the feel of Old Hawaii. Whenever we are on the Eastside of Maui we always stop visit the church, we sit in the pews, and reflect on how grateful we are. We then walk out to the point to soak in the view to enjoy the contrasting colors between the dark lava rock, beautiful blue ocean, and the vibrant shades of green. Here the slopes of the Eastside of Haleakala reach the Pacific Ocean. If you are fortunate enough to visit Maui stop here, slow down, soak up the beauty, and imagine what Old Hawaii was like. Don't forget to stop by Aunty Sandy's for some fresh baked banana bread. It's our favorite banana bread on Maui!

Directions to Ke'anae Congregational Church:

The Ke'anae Congregational Church is located on the Ke'anae Peninsula which is off of Hawaii State Route 360. Hawaii State Route 360 is also known as the Hana Highway and the Road To Hana. For most people the starting point for the Road To Hana is the little town of Paia on the North Shore of Maui. The official start of the Road To Hana is actually approximately 10 miles from Paia along Hawaii State Highway 36. Hawaii State Highway 36 then turns into Hawaii State Route 360 and is the official start to the Road To Hana. This change takes place just before Twin Falls. From here the mile markers for the Road To Hana begin. The Ke'anae Peninsula will be just over 16 miles from the start of the Road To Hana. The Ke'anae exit will be on the left side just after mile marker 16. The Ke'anae turnoff will be approximately 26 miles from Paia. Turn here and follow Ke'anae Rd past Aunty Sandy's Banana Bread and several homes which will lead you to several parking areas across from the Ke'anae Church and the Ke'anane Ball Field. Please drive slow through the neighborhood as there are people who live there and often locals and tourist walking on the side of the road. Please make sure not to park on private property or to accidentally block any part of the road.

The ten least expensive condominiums for sale on Maui Hawaii May, 2019. These condos have list prices ranging from $119,900 to $219,000. Nine of the condos are located in Central Maui in Kahului and Wailuku. One of the condos is located in West Maui in Honowokai. Many of these condos are in need of updating and repairs. Others are in need of being fully remodeled. These condos can be great options for entry level buyers and investors. Some need cosmetic updates and others are fixers.
