The ten least expensive homes for sale on Maui Hawaii August, 2019. These homes have list prices ranging from $250,000 to $534,000. Four of the homes are located in Central Maui in Wailuku. There are three homes in Upcountry Maui in Makawao, Kula, and Pukalani. There are two homes on the North Shore in Haiku. There is one home on East Maui in Hana. Many of these homes are in need of updating and repairs. Others are in need of being fully remodeled or torn down. These homes can be great options for entry level buyers and investors. Maui Land Report For July, 2019:

This is the August, 2019 market report for land sold on Maui Hawaii year to date through July, 2019.

In July 17 parcels of land sold on Maui with a median price of $498,750. At the end of July there were 302 parcels of land for sale on Maui. Wailea/Makena had the highest number of sold vacant land with 5 sold properties in July. Wailea/Makena had the highest median sale price for sold vacant land with a median sale price of $925,000 in July. 

Through July, 108 parcels of land have sold on Maui with a median price of $498,750 and an average price of $1,004,928. The median sale price has increase 5% since July 2018. Haiku has the highest number of sold vacant land through July 2019 with 22 total sales while Lahaina has the highest median sale price for sold vacant land with a median sale price of $1,774,400 through July 2019.

Maui Hawaii Real Estate Market Report For Condominiums August, 2019

Maui Condo Report For August, 2019:

This is the August, 2019 condominium market report for condos sold on Maui Hawaii year to date through July, 2019.

In July 159 condominiums sold on Maui with a median price of $493,000 and an average price of $603,244. At the end of July there were 481 condominiums for sale on Maui which is approximately 3.9 months of inventory. Kihei had the highest number of sold condos with 78 in July while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,280,000 in July. 

Through July, 969 total condos have sold on Maui with a median price of $518,000 and an average price of $699,707. This includes both fee simple and leasehold condos. The median sale price has increased 4.4% since July 2018. Kihei had the highest number of sold condos through July 2019 with 396 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,235,000 through July 2019. 

Through July, 930 total fee simple condos have sold on Maui with a median price of $525,000 and an average price of $717,605. The median sale price for fee simple condos has increased 4% since July 2018. Kihei had the highest number of sold fee simple condos through July 2019 with 393 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,235,000 through July 2019.

Through July, 39 total leasehold condos have sold on Maui with a median price of $175,000 and an average price of $272,901. Napili/Kahana/Honokowai had the highest number of sold leasehold condos through July 2019 with 22 total sales while Kihei had the highest median sale price for sold leasehold condos with a median sale price of $440,000 through July 2019.

Maui Single Family Home Report For August, 2019:

This is the August, 2019 single family home market report for homes sold on Maui Hawaii year to date through July, 2019.

In July 84 single family homes sold on Maui with a median price of $794,500 and an average price of $921,044. At the end of July there were 441 single family homes for sale on Maui which is approximately 4.7 months of inventory. Haiku had the highest number of sold homes with 15 in July while Wailea/Makena had the highest median sale price for sold homes with a median sale price of $3,097,500 in July(Two homes sold in Wailea/Makena in July 2019). 

Through July 622 single family homes have sold on Maui with a median price of $750,000 and an average price of $996,618. The median sale price has increased 7.2% the first seven months of 2019 compared to the first seven months of 2018. Wailuku had the highest number of sold homes through July 2019 with 123 total sales while Kapalua had the highest median sale price for sold homes with a median sale price of $2,450,000 through July 2019. The average Days On Market for sold homes through July, 2019 is 133 days.

The ten most expensive condominiums for sale on Maui Hawaii August, 2019. These luxury condos have list prices ranging from $6.7M to $20M. Nine of the condos are located in South Maui in Makena and Wailea. Most are located at Wailea Point, two at Wailea Beach Villas, one at Makena Surf, and one at the Andaz Residences. The remaining condo is located in West Maui. The West Maui condo is located in Kapalua at the Montage Residences Kapalua Bay. Here are the island wide Maui sales stats for homes and condos for August, 2019. The amount of single family homes that sold in July decreased slightly compared to June. The median sale price for homes increased although the amount of total sales decreased. The amount of condominiums that sold in July increased compared to June. The median sale price for condominiums decreased although the amount of total sales increased.

Single Family Homes:
