Maui Hawaii Real Estate Market Report For Land November, 2019

Maui Land Report For November, 2019:

This is the November, 2019 market report for land sold on Maui Hawaii year to date through October, 2019.

In October 15 parcels of land sold on Maui with a median price of $600,000. At the end of September there were 313 parcels of land for sale on Maui.  Kula/Ulupalakua/Kanaio had the highest number of sold vacant land with 4 sold properties in October. Wailea/Makena had the highest median sale price for sold vacant land with a median sale price of $4,412,500 in October.

Through October, 155 parcels of land have sold on Maui with a median price of $500,000 and an average price of $985,441. The median sale price has increase 5.3% compared to the first ten months of 2018. Haiku has the highest number of sold vacant land through October 2019 with 32 total sales while Lahaina has the highest median sale price for sold vacant land with a median sale price of $1,693,750 through October 2019.

Maui Hawaii Real Estate Market Report For Condominiums November, 2019

Maui Condo Report For November 2019:

This is the November, 2019 condominium market report for condos sold on Maui Hawaii year to date through October, 2019.

In October 132 condominiums sold on Maui with a median price of $515,800 and an average price of $735,611. At the end of October there were 469 condominiums for sale on Maui which is approximately 3.7 months of inventory. Kihei had the highest number of sold condos with 49 in October while Kapalua had the highest median sale price for sold condos with a median sale price of $2,850,000 in October(Only one condo sold in Kapalua during October, 2019).

Through October 1,340 total condos have sold on Maui with a median price of $518,000 and an average price of $703,764. This includes both fee simple and leasehold condos. The median sale price has increased 3.8% compared to the first ten months of 2018. The average sale price has decreased 2.8% compared to the first ten months of 2018. Kihei had the highest number of sold condos through October 2019 with 543 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,255,000 through October 2019. 

Through October 1,286 total fee simple condos have sold on Maui with a median price of $525,000 and an average price of $720,858. The median sale price for fee simple condos has increased 3.5% compared to the first ten months of 2018. The average sale price for fee simple condos has decreased 3.2% compared to the first ten months of 2018. Kihei had the highest number of sold fee simple condos through October 2019 with 539 total sales while Wailea/Makena had the highest median sale price for sold fee simple condos with a median sale price of $1,245,000 through October 2019.

Through October 54 total leasehold condos have sold on Maui with a median price of $262,000 and an average price of $296,671. Napili/Kahana/Honokowai had the highest number of sold leasehold condos through October 2019 with 26 total sales while Maalaea had the highest median sale price for sold leasehold condos with a median sale price of $463,000 through October 2019.

Maui Single Family Home Report For November, 2019:

This is the November, 2019 single family home market report for homes sold on Maui Hawaii year to date through October, 2019.

In October 104 single family homes sold on Maui with a median price of $732,00 and an average price of $1,442,323. At the end of October there were 452 single family homes for sale on Maui which is approximately 4.7 months of inventory. Wailuku had the highest number of sold homes with 24 in October while Wailea/Makena had the highest median sale price for sold homes with a median sale price of $9,551,176 in October.

Through October 948 single family homes have sold on Maui with a median price of $745,000 and an average price of $1,090,952. The median sale price has increased 5.7% compared to the same 10 month period in 2018. The average sale price has increased 5.5% compared to the same 10 month period in 2018. Wailuku has the highest number of sold homes through October, 2019 with 205 total sales while Wailea/Makena has the highest median sale price for sold homes with a median sale price of $2,537,500 through October, 2019. The average Days On Market for sold homes through October, 2019 is 135 days. Homes are selling for an average of 96.6% of list price.

Here are the island wide Maui sales stats for homes and condos for November, 2019. The sales stats are for homes and condos sold on Maui through October, 2019. The amount of single family homes that sold in October decreased compared to September. During October the median sale price for homes increased slightly. The amount of condominiums that sold in October was higher compared to September. During October the median sale price for condominiums decreased.

Single Family Homes:
