Maui Hawaii Real Estate Market Report October, 2019

Here are the island wide Maui sales stats for homes and condos for October, 2019. The amount of single family homes that sold in September Increased compared to August. During September the median sale price for homes decreased slightly. The amount of condominiums that sold in September was slightly higher compared to August. During September the median sale price for condominiums increased.

Single Family Homes:

In September 118 single family homes sold with a median price of $719,718 and an average price of $1,031,334. At the end of September there were 441 single family homes for sale on Maui which is approximately 4.6 months of inventory.

Through September 844 single family homes have sold with a median price of $745,845 and an average price of $1,047,655. The median sale price has increased 6.5% the first nine months of 2019 compared to the first nine months of 2018. The average sale price has increased 2.6% the first nine months of 2019 compared to the first nine months of 2018. The average Days On Market for sold homes on Maui is 135. Homes are selling for an average of 96.5% of list price.

Condominiums:

In September 119 condominiums sold with a median price of $540,000 and an average price of $730,917 At the end of September there were 462 condominiums for sale on Maui which is approximately 3.7 months of inventory.

Through September 1,208 condominiums have sold with a median price of $518,000 and an average price of $700,450. The median sale price has increased 4.4% the first nine months of 2019 compared to the first nine months of 2018. The average sale price has decreased 4.8% the first nine months of 2019 compared to the first nine months of 2018. The average Days On Market for sold condominiums on Maui is 132. Maui condos are selling for an average of 97.6% of list price.

Eight of the condos are located in Central Maui in Kahului in the Harbor Lights development. One is located on West Maui in Honokowai in the Honokowai East condominium complex. One is located on South Maui in Kihei in the Maui Gardens condominium complex. Some of these condos are in need of updating and repairs. Others are in need of being fully remodeled. Maui Hawaii Real Estate Market Report For Land September, 2019

Maui Land Report For September, 2019:

This is the September, 2019 market report for land sold on Maui Hawaii year to date through August, 2019.

In August 19 parcels of land sold on Maui with a median price of $575,000. At the end of August there were 302 parcels of land for sale on Maui. Wailea/Makena had the highest number of sold vacant land with 5 sold properties in August. Lahaina had the highest median sale price for sold vacant land with a median sale price of $1,737,500 in August.(Only 1 parcel of land was sold in Lahaina during August 2019).

Through August, 127 parcels of land have sold on Maui with a median price of $500,000 and an average price of $1,003,703. The median sale price has increase 5.3% since August 2018. Haiku has the highest number of sold vacant land through August 2019 with 25 total sales while Spreckelsville has the highest median sale price for sold vacant land with a median sale price of $1,600,000 through August 2019. (Only 1 parcel of land has sold in Spreckelsville during 2019).
