Most States only have Fee Simple tenure/ownership for real estate. Hawaii is one of the few States that has two forms of property ownership. The majority of properties in Hawaii and on Maui are Fee Simple which is what most people are accustom too. Fee Simple is absolute and uninterrupted ownership in real estate. It is the highest level of real estate ownership possible. In the State of Hawaii and on the island of Maui the second form of land tenure/ownership is the lesser known Leasehold ownership. Leasehold ownership is not full ownership and is not permanent ownership. Leasehold ownership is essentially a very long lease where the buyer/lessee pays an upfront purchase price for the property and is responsible for a monthly lease(usually well below market value), property taxes, HOA dues, and more. Although Leasehold properties can be purchased for much less than similar Fee Simple properties it is very important to know the difference between Fee Simple and Leasehold and which type of ownership will fit your needs the best. Most Maui property owners prefer Fee Simple ownership over Leasehold, but Leasehold ownership can be a good option for both buyers and investors who do not have the funds necessary to purchase a Fee Simple property.
