This is the April, 2021 real estate market report for single family homes sold on Maui Hawaii through March, 2021.
Maui Home Sales March 2021: In March 122 single family homes sold on Maui with a median price of $980,000 and an average price of $1,552,328. At the end of March there were 221 single family homes for sale on Maui which is approximately 2.1 months of inventory. Kihei had the highest number of sold homes with 23 sold homes during March while Kapalua had the highest median sale price for sold homes with a median sale price of $4,850,000 in March. One home sold in Kapalua during March 2021.
Maui Home Sales Year To Date 2021: Through March, 324 single family homes have sold on Maui with a median price of $952,000 and an average price of $1,623,394. The median sale price has increased 19.7% during 2021. The average sale price has increased 38% during 2021. **We are three months into the new year and the current median and average prices mean very little and should decrease as we move through the year.** Kihei has the highest number of sold homes with 61 in 2021. Olowalu has the highest median sale price for sold homes with a median sale price of $6,800,000 in 2021. The average Days On Market for sold homes on Maui is 132 during 2021. Maui homes are selling for an average of 98% of list price during 2021. Maui single family home sales are up 25.1% compared to the same period through March 2020.
2020 Maui Single Family Home Sales: 1,055 single family homes sold on Maui with a median price of $795,575 and an average price of $1,175,950. The median sale price increased 7.3% during 2020. The average sale price increased 8.7% during 2020. Wailuku had the highest number of sold homes with 228 in 2020. Kapalua had the highest median sale price for sold homes with a median sale price of $3,500,000 in 2020. The average Days On Market for sold homes on Maui was 135 during 2020. Maui homes sold for an average of 97% of list price during 2020. Maui single family home sales were down 5.8% compared to 2019.

The average sale price increased 5.7% during 2019. Wailuku had the highest number of sold homes during 2019 with 248 total sales while Kapalua had the highest median sale price for sold homes with a median sale price of $2,550,000 through during 2019. The average Days On Market for sold homes during 2019 was 133 days. Homes sold for an average of 96.7% of list price during 2019.
