Maui Condo Report For October 2019:

This is the October, 2019 condominium market report for condos sold on Maui Hawaii year to date through September, 2019.

In September 119 condominiums sold on Maui with a median price of $540,000 and an average price of $730,917. At the end of September there were 462 condominiums for sale on Maui which is approximately 3.7 months of inventory. Kihei had the highest number of sold condos with 39 in September while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,100,000 in September. 

Through September 1,208 total condos have sold on Maui with a median price of $518,000 and an average price of $700,450. This includes both fee simple and leasehold condos. The median sale price has increased 4.4% the first nine months of 2019 compared to the first nine months of 2018. The average sale price has decreased 4.8% the first nine months of 2019 compared to the first nine months of 2018. Kihei had the highest number of sold condos through September 2019 with 494 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,235,000 through September 2019. 

Through September 1,160 total fee simple condos have sold on Maui with a median price of $525,000 and an average price of $717,412. The median sale price for fee simple condos has increased 3.8% since September 2018. The average sale price for fee simple condos has decreased 5.1% since September 2018. Kihei had the highest number of sold fee simple condos through September 2019 with 490 total sales while Wailea/Makena had the highest median sale price for sold condos with a median sale price of $1,235,000 through September 2019.

Through September 48 total leasehold condos have sold on Maui with a median price of $247,500 and an average price of $290,534. Napili/Kahana/Honokowai had the highest number of sold leasehold condos through September 2019 with 24 total sales while Maalaea had the highest median sale price for sold leasehold condos with a median sale price of $410,000 through September 2019.
